Applications & Acceptance
Once you have found a property that suits you, you will be required to provide documentation to support your application. This may include but not limited to your employment contract, bank statements, documents proving your identity & your right to live in the UK. Upon acceptance of your application, the landlord will require you to pay the statutory five weeks security deposit which will be help in our tenancy deposit scheme.
References
This process will include a full background check, confirmation of your income and references from a previous landlord. You will also be required to complete a “Right to Rent” check which confirms your legal right to rent in the UK, this is done through your passport or visa.
Tenancy Agreement
Always be sure to sign a tenancy agreement before moving into any properties, this establishes exactly what is expected of both parties and avoids any unwanted disputes later down the line.
Moving In
Once the inventory report has been completed, you will receive the keys and be able to begin living in your new home. All relevant documentations will be handed to you as well as contact details of those who will be dealing with any future queries.

Client Money Protection (CMP) is provided by National Association Of Estate Agents Propertymark

Tenant referencing
£160.00 inc VAT per tenant

Guarantor referencing
£160.00 inc VAT per guarantor

Holding Deposit
Non-refundable should the applicant not take up the property on the agreed date, decide not to proceed with the tenancy, fail referencing, cannot provide requested information.
Deducted from the move in monies.

Administration Fee
For 2 tenants. Includes referencing, production of tenancy agreement (fee shared with Landlord) obtaining safety certificates, deposit registration and pre-let works, right to rent check.
